Felt Roofing

Torch-On Felt Roofs for Garages, Extensions and Outbuildings

Felt is the covering most people picture when they think of a flat roof, and modern systems are far tougher than the single sagging sheet found on many older garages. A torch-on felt roof is built up in layers: a base sheet bonded to the deck, then a cap sheet with a mineral surface that shields it from sunlight and wear. We lay new felt roofs and repair failing ones on homes and commercial buildings throughout Hertfordshire, Hampshire and Surrey.

The strength of felt is value. It usually costs less to install than GRP or EPDM, it goes down quickly on a sound deck, and a damaged area can be cut out and patched with matching material. The trade-off is a shorter working life and more joints, because each layer is laid in overlapping rolls. For a garage, shed or modest extension that nobody uses, felt is often the sensible budget choice; for a balcony or a large roof, another system may serve you better.

What's included

Felt Roof Repairs and Replacements We Carry Out

The main parts of the job, each listed in your quote.

  • Laying new torch-on felt in bonded layers, so rain has more than one barrier to get past.
  • Patching splits, blisters and lifted laps in existing felt to stop leaks before the deck beneath rots.
  • Stripping perished felt back to the deck and replacing soft boards, giving the new covering a firm base.
  • Re-felting garage and outbuilding roofs to keep tools, vehicles and stored items dry.
  • Dressing felt up walls and around roof lights and outlets, with drip trims that shed water into the gutter.
  • Felt roofs for shops, workshops and other commercial premises, with work arranged around opening hours where possible.

Why Customers Choose TNR for Felt Roofs

Felt Recommended Only Where It Fits

Torch-on felt is one of three flat roof systems we install, so we suggest it when it genuinely suits your roof and budget.

Before quoting, we check that the boards under the felt are still firm, because new felt laid on a soft deck soon fails.

Felt Roof Costs: What Affects Your Quote

Felt roofs are priced after a free survey, and these details make the most difference to the figure.

  • The number of felt layers specified, from a two-layer system to a heavier three-layer build-up.
  • How much old felt and loose chippings need stripping and taking away.
  • The condition of the deck boards and how many need replacing before the new felt goes down.
  • Upstands, abutments, roof lights and outlets that the felt has to be dressed around.
  • Safe access to the roof, such as a tower or scaffold on a taller extension.

The work

How We Lay a Torch-On Felt Roof

The main stages of the job, from the first inspection to the final check.

  1. Survey and Deck Check

We look for splits, blisters and standing water on the existing felt and test the deck for soft or sagging areas.

  2. Stripping and Priming

Old felt is removed, rotten boards are replaced, and the deck is cleaned and primed so the new layers bond firmly.

  3. Bonding the Layers

The base sheet is torched onto the deck, then the mineral cap sheet is bonded over it with the laps staggered so no joint sits above another.

  4. Edges, Upstands and Handover

Felt is dressed up walls and finished at the drip trims and outlets. After clearing old felt and offcuts from site, we review the completed work with you and confirm everything has been done as agreed.

FAQs

Felt Roofing Questions Answered

How long does a torch-on felt roof last?

A well-laid modern torch-on felt roof typically lasts around 20 years, depending on the materials, the fall of the roof and how much sun it takes. Older single-layer felt usually wears out much sooner.

Is felt cheaper than GRP or EPDM?

Felt is usually the lower-cost system to install, which is why it remains popular on garages and outbuildings. GRP and EPDM tend to cost more at the outset but generally last longer, and we set out both sides when we quote.

Can a leaking felt roof be patched rather than replaced?

If the leak comes from one split, blister or lifted lap and the rest of the felt is still flexible and well bonded, a patch repair is often enough. Where the felt is cracking all over or the deck has softened, replacement is the better use of your money.

Is torch-on felt safe to lay on my property?

Torch-on felt is bonded with a gas torch, so the work is planned to keep the flame away from exposed timber, and the roof is checked once torching has finished. Our public liability insurance covers the work we carry out at your property.

Is felt suitable for a balcony or a roof with regular foot traffic?

Felt copes with occasional access for maintenance, but repeated foot traffic wears the mineral surface and the laps. For a balcony or roof terrace, a hard GRP finish is usually the better choice, and we lay both.
