Slate Roofs

Why Natural Slate Suits so Many Roofs

Natural slate is split from stone into thin, dense pieces that shed rain well and keep their colour for many years. It gives a roof a crisp, flat finish with clean lines, and it is a familiar sight on Victorian and Edwardian terraces across Hertfordshire, Hampshire and Surrey. Slate is generally lighter than concrete tiles for the same area of roof, yet every piece has to be fixed individually with nails or hooks, so laying it is slower, careful work.

We re-slate tired roofs and lay new slate roofs on houses, extensions and commercial buildings from our Hemel Hempstead base. On many older slate roofs the slates are still serviceable while the nails holding them have corroded, a condition known as nail sickness, and a free survey shows which applies to yours. Because good slate is so long lasting, the advice we give looks at the whole roof rather than just the few pieces that have slipped.

Slate Roofing Work We Carry Out

The main parts of the job, each listed in your quote.

  • Stripping a failing slate roof by hand and setting aside sound slates where they are fit to reuse.
  • Renewing underlay and battens, spaced to suit the length of slate being laid.
  • Fixing natural slates with nails or hooks so every piece is held firmly against wind lift.
  • Cutting and fitting slates neatly at hips, valleys and verges, where careful cutting keeps rain out.
  • Replacing individual slipped or cracked slates on a sound roof without disturbing the courses around them.
  • Renewing lead flashings and ridge pieces where the slate roof meets chimneys, walls and the ridge line.

What TNR Brings to Slate Roofing

Fixings Checked, Not Just Slates

We look at nails, battens and underlay as well as the slates, so you hear whether re-fixing or full re-slating is the sensible answer.

Leadwork Included Where Needed

Chimney flashings and lead details fall within our own chimney and leadwork service, so those junctions are dealt with in the same job.

Emergency Cover for Storm Damage

If high winds strip slates from your roof, our 24/7 emergency response makes it safe and weathertight ahead of the permanent repair.

Insurance and Checkatrade Membership

TNR holds public liability insurance and is a vetted Checkatrade member, which you can confirm before agreeing to any work.

Pricing

Cost Drivers for a Slate Roof

Slate roofs are priced once the free survey is done, with these factors carrying the most weight.

  • The slate specified, since natural slates vary in source, size and thickness, which changes the material cost.
  • How many existing slates are sound enough to reuse, reducing the number of new ones required.
  • The labour involved in fixing each slate individually with nails or hooks.
  • Cutting work around hips, valleys, dormers and verges, which takes time on slate.
  • Lead flashings and ridge details that need renewing at chimneys and abutments.

How We Re-Slate a Roof

The main stages of the job, from the first inspection to the final check.

  1. Inspecting Slates and Fixings

We check the condition of the slates, nails and battens, look for slipped pieces outside and staining in the loft, and explain whether re-slating or targeted repair is the better route.

  2. Careful Stripping and Sorting

With scaffolding up, the slates are taken off by hand, sound ones are sorted for reuse, and the roof is protected from the weather while the battens are off.

  3. Hand Fixing the New Courses

New underlay and battens go on, then the slates are laid course by course and fixed individually, with hips, valleys and lead flashings finished as the courses rise.

  4. Final Review on Completion

Once the ridge is secured and the old slates and battens are cleared away, we review the completed work with you and confirm everything has been done as agreed.

FAQs

Common Questions About Slate Roofs

What is nail sickness on a slate roof?

Nail sickness describes a slate roof where the nails have corroded over time. The slates may be in good condition, but without sound fixings they start to slip, often a few at a time. A survey shows how widespread the problem is and whether re-fixing or re-slating is the better option.

Is a slate roof more expensive than a tiled roof?

Usually, yes. Natural slate tends to cost more to buy than concrete tiles, and each slate is fixed by hand, so laying takes longer. Against that, good slate is durable and lighter than concrete tiles, which can matter on older roof structures.

How long does natural slate last?

Good quality natural slate commonly lasts for many decades, and on some roofs it outlives the nails and battens holding it. That is why re-slating often reuses sound slates while the fixings, battens and underlay are renewed.

Can a single slipped slate be replaced?

Yes. A slipped or cracked slate can usually be replaced on its own, with the new piece secured without lifting the surrounding courses. If several slates are slipping across the roof, that points to failing nails and is worth a closer look.

Can old slates be reused when a roof is re-slated?

Often a good proportion can. Slates are stripped by hand and checked for cracks, flaking and worn nail holes, and the sound ones are set aside. Any shortfall is made up with new slates chosen to sit comfortably alongside the originals.
